Some are resort-style villages with more amenities than a cruise ship. Others are quieter, simpler communities that focus on low-maintenance living without the bells and whistles. After 23 years of helping retirees and active adults relocate here, these are my honest rankings.
#1 — Sun City Center
Location: South Hillsborough County, off I-75 and SR-674 Price range: $200,000–$500,000+ HOA/fees: $200–$500/month (varies by sub-community) Vibe: The gold standard — a self-contained town for active adults
Sun City Center isn't just a community — it's a town. With over 16,000 residents, its own hospitals, shopping centers, restaurants, golf courses (multiple), fitness centers, performing arts facilities, pools, pickleball courts, and over 200 clubs and organizations, you could live here without ever leaving. Most residents get around by golf cart — the entire community is golf-cart accessible.
What makes it #1: Sheer completeness. Every activity, service, and amenity you could want is here or within a 5-minute golf cart ride. The medical facilities (South Bay Hospital, multiple specialist offices) mean you don't drive to Tampa for routine healthcare. The community spirit is strong — there's always something happening.
Housing: Single-family homes from the 1960s through present. Older homes on larger lots start around $200K. Updated and newer homes run $300K–$500K+. The variety means you can find something at almost any budget.
Who it's best for: Active retirees who want a complete, self-contained lifestyle community with maximum amenities and social opportunities.
#2 — Valencia Lakes
Location: Wimauma/South Hillsborough County Price range: $300,000–$500,000 HOA/fees: $250–$400/month + CDD ($1,800–$2,500/year) Vibe: Modern, upscale, resort-style
Valencia Lakes is GL Homes' answer to the 55+ market in Tampa Bay, and it's a polished product. The clubhouse is massive — resort pool, fitness center, tennis, pickleball, bocce, a full-time lifestyle director, and a packed social calendar. The homes are newer (2015–present) with modern floor plans, open concepts, and upscale finishes.
What makes it great: The quality of construction and amenities feels premium without the premium pricing of communities like Lakewood Ranch. The homes are modern, energy-efficient, and designed for how people actually live. The owners suites are well-designed with walk-in closets and spa-style bathrooms.
The catch: CDD fees add significantly to monthly costs. Location in south Hillsborough means longer drives to Tampa (35–45 min) and limited nearby commercial development.
Who it's best for: Active adults who want newer construction, upscale amenities, and a modern community feel.
#3 — Kings Point (Sun City Center)
Location: Within the Sun City Center area Price range: $150,000–$350,000 HOA/fees: $300–$450/month (includes many amenities and lawn care) Vibe: Value-driven, established, social
Kings Point is technically a separate community within the Sun City Center umbrella. It's a gated community with its own clubhouse, pools, fitness center, and social programs. The entry prices are among the most affordable for 55+ living in Tampa Bay, which makes it enormously popular with budget-conscious retirees.
What makes it great: The value proposition. For $150K–$250K, you get a maintained home in a gated community with amenities that rival communities costing twice as much. The HOA fee covers exterior maintenance, lawn care, and community amenities — your monthly costs are predictable.
The catch: Older housing stock — many homes date from the 1970s–1990s and need updating. Some sections feel dated. The gated entry can create traffic during peak times.

#4 — Timber Pines

Timber Pines is a gated 55+ community in Spring Hill built around two golf courses. What makes it great: Golf access at a fraction of the cost of Pinellas or Hillsborough golf communities. The community is large enough to be self-sustaining socially but small enough to feel personal. The surrounding Hernando County area offers excellent nature access (Weeki Wachee, Withlacoochee).
The catch: Spring Hill is 50+ minutes from Tampa. Commercial development nearby is suburban chain-oriented. The housing stock is older (mostly 1980s–2000s).
Who it's best for: Golf-loving retirees who prioritize affordable living and don't need to be close to Tampa.
#5 — Del Webb Communities

What makes it great: New construction with energy efficiency, modern design, and builder warranties. The lifestyle programming is professional and well-organized. The Del Webb brand carries resale value.
The catch: The national-brand approach can feel corporate. CDD fees add to costs. Locations tend to be in developing areas that may lack nearby amenities initially.
Who it's best for: Active adults who want new construction with a proven, nationally recognized community brand.
#6 — Latitude Margaritaville (Daytona Beach / Watersound)
Location: Not in Tampa Bay (closest is Daytona Beach, ~2 hours east) Price range: $300,000–$600,000 HOA/fees: $250–$450/month + CDD Vibe: Jimmy Buffett-inspired, party-ready, tropical lifestyle
I include this because every other client asks about it. Yes, it's real. Yes, it has a Fins Up! fitness center and a Changes in Latitudes restaurant. The community leans into the Margaritaville brand hard — tiki bars, beach-entry pools, live music, and a vibe that says "I'm retired and I'm having fun."
What makes it great: If the Margaritaville lifestyle appeals to you, there's nothing else like it. The social scene is active, the amenities are themed and fun, and the community attracts people who aren't interested in a quiet, low-key retirement.
The catch: It's not in Tampa Bay. The Daytona location is about 2 hours from Tampa. The themed approach isn't for everyone — if "cheeseburger in paradise" makes you cringe, look elsewhere.
Who it's best for: Fun-loving retirees who want an active social community with a distinct personality.
What to Consider Before Choosing
Monthly costs matter more than purchase price. A $200K home with $500/month in HOA + CDD fees costs the same monthly as a $275K home with $200/month in fees. Run the total monthly number, not just the purchase price.
Healthcare access: How far is the nearest hospital? Specialist offices? As you age, proximity to quality healthcare becomes increasingly important. Sun City Center and communities near Tampa have an advantage here.
Visit before you buy. Stay for a week if possible. Attend community events. Talk to residents. The glossy brochure doesn't tell you about the cliques, the board politics, or the 6 AM pickleball noise outside your bedroom window.
Resale value: Established communities (Sun City Center) have proven resale markets. Newer communities may appreciate but also carry risk if the developer doesn't complete planned amenities.
Don't forget about guests. If grandkids and family visit regularly, proximity to beaches, theme parks, and the airport matters. A community that's perfect for you but inconvenient for visitors can feel isolating.
