These two communities sit side by side in eastern Hillsborough County and together form the most popular landing zone for families relocating to Tampa Bay. But they're not the same. Brandon is the established suburb — commercial corridors, mature neighborhoods, and everything you need within a 10-minute drive. Riverview is the growth engine — new construction, young families, and communities that didn't exist five years ago.

Housing
Brandon offers more variety. Older homes on larger lots (some with half-acre yards), established subdivisions like Bloomingdale and Valrico-adjacent areas, and mature landscaping. You'll find ranch-style homes from the '80s and '90s that have been updated, alongside newer builds in pockets. Homes with pools are common and more affordable than buying new construction with a pool add-on.
Riverview is new construction central. Master-planned communities (Waterset, Alafia, Summerfield Crossings, and dozens more) offer modern floor plans with open concepts, smart home features, and builder incentives. CDD fees ($1,500–$3,000/year) are common and add to your monthly costs — factor this in. Lot sizes are typically smaller (50–60 foot lots vs. Brandon's 75–100 foot lots in older areas).
Schools
Brandon has established schools with track records — Bloomingdale High and Durant High are solid performers. Some elementary and middle schools have been around for decades with strong reputations. The magnet program access in Brandon is good.
Riverview has newer schools that are still building their reputations. Sumner High School is relatively new and growing. Several new elementaries have opened to serve the population boom. Quality is generally good but less proven than Brandon's established performers.
Both areas feed into Hillsborough County Public Schools, the third-largest district in Florida.
Commute
Brandon wins on commute. The Selmon Expressway (toll road with REX reversible express lanes) connects Brandon directly to downtown Tampa and MacDill AFB. Morning commute: 20–25 minutes. You also have I-75 access for north-south travel.
Riverview adds 10–15 minutes to most commutes because you're further south. Deep Riverview (Balm Road area, Boyette Road) can be 40–45 minutes to downtown Tampa during peak hours. I-75 interchange access is the bottleneck — the Big Bend Road and Gibsonton exits get congested.
Lifestyle
Brandon has everything commercially. Westfield Brandon mall, hundreds of restaurants (chains and local), medical offices, gyms, and services. You'll never need to leave Brandon for daily life. The downside: the commercial corridors (especially along SR-60 and Causeway Blvd) are congested and not particularly charming.
Riverview is still developing its commercial identity. New restaurants and retail are opening constantly, but it's not at Brandon's level yet. The community amenities within the master-planned neighborhoods (pools, fitness centers, splash pads, trails) often compensate for the lack of nearby commercial development.
The Verdict
Choose Brandon if:
- You want an established home on a larger lot
- Short commute to downtown Tampa or MacDill is critical
- You want everything (shopping, dining, services) nearby
- You prefer a non-HOA lifestyle with more property freedom
- You want a pool home without paying new-construction premium
Choose Riverview if:
- You want a brand-new home with modern features
- You're okay with CDD fees for community amenities
- You're a young family who wants to be around other young families
- You work from home and commute isn't a daily factor
- You want the lowest price per square foot in Hillsborough County
The bottom line: Brandon is the smart, practical choice for commuters and families who want established infrastructure. Riverview is the value play for families who want new construction and community amenities and don't mind the developing commercial scene. Both are excellent — neither is wrong.
