These two cities share a border on the upper Gulf Coast of Pinellas County, and on paper they look similar — both have water access, good food, and that laid-back Florida beach vibe. But spend any time in each and you'll realize they attract very different people. Clearwater is the bigger, more commercial city with one of the most famous beaches in the world. Dunedin is the small-town charmer with a walkable downtown, craft breweries, and a pace of life that makes people fall in love on their first visit.

Housing
Clearwater has enormous variety because it's a bigger city. Beach-area condos range from $250K for older units to $1M+ for Gulf-front. Mainland Clearwater has established neighborhoods with ranch-style homes from the '60s–'80s running $350K–$500K. Clearwater has more affordable pockets than Dunedin, especially east of US-19 where you're further from the water. Townhome and condo options are plentiful for buyers who want a lower maintenance lifestyle.
The flip side: some parts of Clearwater feel dated or commercial. The area around US-19 is a busy corridor with strip malls, and certain neighborhoods haven't seen the investment that other parts of Pinellas have enjoyed.
Dunedin commands a premium because of its charm factor. The housing stock includes cute bungalows near downtown (1940s–1960s, many updated), waterfront homes along the bayou and Intracoastal, and newer construction on the outskirts. Everything in walking distance to downtown Dunedin carries a premium — expect $450K–$600K+ for a single-family home within a 10-minute walk of Main Street. Waterfront properties start around $600K and go well over $1M.
Dunedin has fewer affordable options. The entry point is higher, and inventory stays tight because people who buy in Dunedin tend to stay. Turnover is lower than almost anywhere else in Pinellas County.
Schools
Both cities feed into Pinellas County Schools, which is a solid district overall.
Clearwater has more school options simply because of its size. Clearwater High, Countryside High, and East Lake High (technically Pinellas Park area but draws from parts of Clearwater) are all well-regarded. The magnet programs in Pinellas County are accessible from Clearwater.
Dunedin has Dunedin High School, which has a good reputation and strong community support. The elementary and middle schools in Dunedin proper tend to perform well, partly because the community is invested in them.
For families prioritizing schools, the specific neighborhood matters more than the city in Pinellas County. Check school zones carefully before buying — the district has undergone zone changes in recent years.
Commute
Neither city is convenient for a Tampa commute during rush hour. That's the Pinellas County reality — you're crossing a bridge or causeway to get to Tampa, and that creates bottlenecks.
Clearwater has a slight edge with direct access to the Courtney Campbell Causeway, which connects to the Westshore business district and Tampa International Airport. Morning commute: 30–40 minutes to downtown Tampa. The Bayside Bridge (opening soon) will add another crossing option.
Dunedin adds 5–10 minutes because you're further north. You'll typically take US-19 south to pick up the Courtney Campbell or head down to I-275. Dunedin to downtown Tampa is 35–45 minutes in normal traffic.
Both cities benefit from the Clearwater-Tampa corridor for airport access — TPA is about 25–35 minutes from either city.
Lifestyle
Clearwater is defined by its beach. Clearwater Beach consistently ranks among the top beaches in the United States, and the tourist infrastructure around it is significant — Pier 60, the sunset festival, beachfront restaurants, parasailing, jet skis, the works. If you live in Clearwater, you have easy access to a world-class beach, which is a legitimate quality-of-life advantage.
Away from the beach, downtown Clearwater has been revitalizing. New restaurants and developments have been popping up, though the Scientology-owned properties in the downtown core have been a contentious topic for years. The city has more commercial services, medical facilities, and retail options than Dunedin simply because of its size.
Clearwater also has the Philadelphia Phillies spring training at BayCare Ballpark, Spectrum Field concerts, and a broader entertainment calendar.
Dunedin is about walkability and community. Downtown Main Street is the kind of place people dream about — locally owned restaurants, craft breweries (Dunedin Brewery was one of Florida's first craft breweries), art galleries, and shops all within a few walkable blocks. The Pinellas Trail runs right through town, connecting cyclists and joggers to a 50+ mile network.
Honeymoon Island State Park is at Dunedin's doorstep — one of the best state parks in Florida with a dog beach, nature trails, and ferry access to Caladesi Island (consistently rated one of America's best beaches, and far less crowded than Clearwater Beach). The Toronto Blue Jays hold spring training in Dunedin at TD Ballpark.
Dunedin hosts regular festivals — Highland Games (Scottish heritage), craft beer festivals, and weekly events in the downtown area. The community is tight-knit and proudly independent.

Choose Clearwater if:
- You want direct access to a world-famous beach
- You need more affordable housing options
- You want a wider range of commercial services and medical facilities
- You prefer a larger city with more variety
- Condo or townhome living appeals to you
- A shorter commute to Tampa/airport matters
Choose Dunedin if:
- Walkability and small-town charm are top priorities
- You want a vibrant local food and craft beer scene
- You value community feel over commercial convenience
- You prefer a less-touristy beach experience (Honeymoon/Caladesi)
- You're active and want Pinellas Trail access
- You're willing to pay a premium for quality of life
The bottom line: Clearwater gives you more options at more price points with the bonus of a famous beach. Dunedin gives you one of the best small-town experiences in Florida at a premium price. Clearwater is practical. Dunedin is aspirational. Both are excellent choices on the Pinellas Gulf Coast.
