What Valrico offers that FishHawk doesn't: property freedom. Valrico homes on larger lots often have room for pools, outdoor kitchens, and real backyards — not the postage-stamp lots you get in newer construction. A well-maintained Valrico home with a pool on a half-acre can still be found for $400K–$475K.
FishHawk (officially FishHawk Ranch) is the gold standard of master-planned communities in eastern Hillsborough County. Multiple villages within the community offer different price points — from the mid-$400Ks in FishHawk Ranch sections to $600K+ in FishHawk Trails' premium lots. Every home is relatively new (2000s–present), built to modern codes, and maintained to HOA standards.
The amenities are the centerpiece: multiple resort-style pools, a fitness center, sports fields, miles of trails, playgrounds, and community events year-round. You're paying for a lifestyle, not just a house. CDD fees run $2,000–$3,000 per year on top of HOA dues ($500–$1,200/year depending on the village), which adds $200–$350 to your monthly costs.
Schools
This is where FishHawk has a clear advantage.
FishHawk feeds into some of the highest-rated schools in Hillsborough County: Beyer Elementary, Barrington Middle School, and Newsome High School. These schools consistently rank among the top performers in the district, and for many families, the schools alone justify the FishHawk premium. Newsome High has strong academics, athletics, and college placement rates.
Valrico schools vary significantly by neighborhood. Some areas feed into excellent schools — Randall Middle School and Durant High School are solid. Other areas feed into schools with lower ratings. You absolutely need to verify school zones before buying in Valrico, because one block can make the difference between a top-rated school and an average one.
Some Valrico families who prioritize schools specifically target neighborhoods that feed into FishHawk-zoned schools — it's possible to get Valrico pricing with FishHawk school zones in certain areas. Ask your agent about this specifically.
Commute
Valrico is closer to Brandon's commercial corridor and the Selmon Expressway, giving it a slight commute advantage. Downtown Tampa is 25–35 minutes via the Selmon. Access to I-75 is convenient for north-south travel.
FishHawk is further south/east, adding 5–10 minutes to most Tampa commutes. The drive from FishHawk to the Selmon Expressway entrance runs through Lithia-Pinecrest Road or Boyette Road, both of which get congested during school drop-off and rush hour. FishHawk to downtown Tampa is 30–40 minutes in normal traffic, potentially 50+ during bad days.
Both areas benefit from Selmon Expressway access, which is the lifeline for eastern Hillsborough commuters heading to Tampa, MacDill, or Westshore.
Lifestyle
Valrico is close to everything in Brandon — Westfield Brandon mall, restaurants, medical offices, gyms, and services — without the traffic of being in Brandon proper. It's a bedroom community in the best sense: quiet streets, big yards, and a 10-minute drive to anything you need.
The lifestyle is more DIY. There's no community pool or clubhouse provided — you build your own lifestyle. Many Valrico homes have pools, workshops, and outdoor entertaining areas because the lots allow it. The community feel comes from neighbors and local spots, not organized events.
FishHawk is a self-contained lifestyle community. The amenity centers function like a private country club (included in your fees). Community events — movie nights, holiday celebrations, food trucks, kids' activities — happen regularly. The trail system connects neighborhoods and makes walking, biking, and jogging convenient and pleasant.
The tradeoff: everything is planned. The HOA enforces architectural standards, landscaping requirements, and community rules. If you want to paint your house a non-approved color, add a structure, or park a commercial vehicle in your driveway, you'll need approval (and may not get it).

Choose Valrico if:

- Non-HOA living appeals to you
