Moving to Bradenton, Florida
Moving to Bradenton, Florida
Bradenton gets overlooked. People fly into SRQ, drive straight to Sarasota or the beaches, and never give Bradenton a second look. That's fine — the people who actually live here aren't complaining about the lack of attention. They're walking the Riverwalk, eating at restaurants that would cost twice as much in St. Pete, and buying homes they can actually afford.
This is the county seat of Manatee County. It's a real city with real neighborhoods, some rough edges, and a downtown that's been quietly reinventing itself for the past decade. If you're looking for a polished, master-planned suburb, go to Lakewood Ranch. If you want character, waterfront access, and room to grow — Bradenton is worth your time.
Why Move to Bradenton
Bradenton is for people who want to live near the water without paying beach prices. It's for folks who like a downtown with personality over perfection. And it's increasingly for remote workers and young families who got priced out of Sarasota and St. Pete.
The Manatee River runs right through the heart of the city, and the Riverwalk along its banks has become the centerpiece of downtown life — walking trails, playgrounds, splash pads, public art, and weekend events. Village of the Arts, a neighborhood of bungalows converted into galleries and studios, hosts First Friday art walks that actually draw a crowd. The food scene has grown from "a few decent spots" to legitimately good — Oak & Stone for craft beer and pizza, Ortygia for Italian that punches above its weight, Cottonmouth Southern Soul Kitchen for brunch that'll ruin every other brunch for you.
Bradenton works for retirees who want more than a golf course, families who need space and good schools without Lakewood Ranch prices, and anyone who values proximity to beaches (Anna Maria Island is 20 minutes away) without the cost of living on one.
Neighborhoods
Downtown / Old Main Street — The core of Bradenton's revival. Walkable to the Riverwalk, restaurants, and Village of the Arts. Mix of renovated historic homes, newer townhomes, and some properties that still need work. Prices range from $280K for a fixer to $500K+ for a fully renovated bungalow. This is where the energy is.
West Bradenton — Older ranch-style homes on larger lots, closer to the beaches via Cortez Road or Manatee Avenue. You'll find solid block homes from the 60s and 70s in the $250K-$400K range. Some neighborhoods are well-kept, others are mixed. Drive the streets before you commit. Palma Sola is the gem here — bayfront properties with water views that start around $500K and go well past $1M for direct waterfront.
Palma Sola — Technically part of West Bradenton but deserves its own mention. Sits along Palma Sola Bay with gorgeous sunsets and kayaking right from your backyard. Quiet, established, and one of the more desirable pockets in the city.
East Bradenton — Newer subdivisions, more suburban feel. Closer to I-75 and Lakewood Ranch. Good for families who want newer construction and proximity to shopping along Cortez Road and State Road 70. Homes run $350K-$550K depending on the subdivision and age.
South of Downtown — Be honest with yourself about what you're comfortable with. Some areas south of downtown have higher crime rates and older housing stock that hasn't seen the same investment as other parts of the city. Prices are lower for a reason. That said, there are pockets of value if you know what you're looking for and don't mind being early to a neighborhood's turnaround.
Cost of Living
- Median home price: ~$350K (wide range from $250K older block homes to $600K+ renovated waterfront)
- Average rent (2BR): $1,800-$2,200/month
- Property tax rate: Manatee County millage runs about 17-18 mills. On a $350K home with homestead exemption, expect roughly $4,500-$5,500/year
- Flood insurance: Depends heavily on zone. West Bradenton and waterfront areas will need it. Budget $1,500-$4,000/year if you're in a flood zone
- No state income tax — one of the biggest draws to Florida, period
Compared to Sarasota, you'll save 15-25% on housing. Compared to Lakewood Ranch, you'll save on price but get an older home. Groceries, utilities, and everyday costs are roughly average for the Tampa Bay metro.
Schools
Manatee County School District serves Bradenton. It's a mid-tier district — not the best in Tampa Bay, but it has standout schools if you buy in the right attendance zones.
- Braden River Elementary (rated A) — East Bradenton, consistently one of the top elementaries in the county
- Braden River Middle (rated B) — Feeds into Braden River High, solid academics and extracurriculars
- Braden River High (rated B) — Good overall, strong athletics program
- Bayshore High — Has an arts magnet program that draws students county-wide
- Southeast High — Offers the International Baccalaureate (IB) program, one of the best academic tracks in the county
- Manatee School for the Arts — Charter school with a performing arts focus, popular with families
Private options include Saint Stephen's Episcopal School (pre-K through 12, strong academics, beautiful campus) and IMG Academy if you've got a competitive athlete and a serious budget.
Pro tip: School zones matter a lot here. Two homes a mile apart can feed into very different schools. Check the Manatee County School District website for attendance zone maps before you make an offer on a house.
Commute and Getting Around
To Tampa: 45-50 minutes via I-75 North to I-275, or US-41 if you hate yourself. Rush hour adds 15-20 minutes. If you work in downtown Tampa, this commute is doable but will get old fast.
To Sarasota: 20-25 minutes south on US-41 or I-75. Easy.
To the beaches: Anna Maria Island is 20 minutes west via Manatee Avenue (SR-64) or Cortez Road. In-season (January-April), add 15-30 minutes on weekends.
SRQ Airport: 20 minutes south. Small, easy, growing number of direct flights. You'll use this more than TPA once you experience how painless it is.
TPA (Tampa International): 45-50 minutes. More flight options, still reasonable.
Public transit: MCAT (Manatee County Area Transit) exists but is limited. You need a car. Period.
Roads to know: I-75 is your highway lifeline. US-41 runs north-south through everything. SR-64 (Manatee Avenue) goes straight to the beaches. Cortez Road is the other beach route. SR-70 connects east to Lakewood Ranch and I-75.

Setting Up Your New Home
Moving is the fun part. Setting up utilities and getting your house in order is the not-fun part. Here's what you need:
Home services: If your new place needs work — pressure washing, painting, fixture swaps, TV mounting, or general handyman stuff — Best Bay Services — Handyman & Home Services handles it. They're local to Tampa Bay and won't ghost you after the first call.
Internet: Spectrum Internet is the primary provider in most of Bradenton. Availability varies by neighborhood, so check your specific address before closing on a house. Fiber is expanding but not everywhere yet.
Home security: Florida's humidity and afternoon storms mean you'll want surge protection and a solid security setup. ADT Home Security offers monitored systems that work well with Florida's weather patterns. Worth the peace of mind, especially if you're in a mixed neighborhood.
Moving logistics: If you're coming from out of state, PODS Moving & Storage is a solid option for a flexible move. Load on your schedule, have it delivered when your closing date firms up. Especially useful when Florida closings get pushed back (and they do).
Frequently Asked Questions
Is Bradenton safe? It depends on the neighborhood — like any real city. West Bradenton and East Bradenton are generally safe. Downtown has improved significantly. Some areas south of downtown have higher crime rates. Drive the neighborhoods at different times of day. Check the Manatee County Sheriff's crime map. Don't let one bad block scare you away from an entire city.
Is Bradenton just a retirement town? Not anymore. The median age has been dropping as younger families and remote workers move in. Village of the Arts, the downtown food scene, and the Riverwalk have attracted a more diverse crowd. There are still plenty of 55+ communities, but Bradenton is no longer just a place to retire.
How bad are hurricanes in Bradenton? Bradenton is on the Gulf Coast, so hurricane risk is real. Evacuation zones cover a lot of the western part of the city. If you're buying waterfront or west of US-41, flood insurance is essential and you should have a hurricane plan. Inland areas east of I-75 have lower risk. The city learned hard lessons from recent storms — take it seriously.
Should I pick Bradenton or Sarasota? If budget matters, Bradenton. You'll get more house for your money and still be 20 minutes from everything Sarasota offers. If you want walkable downtown culture, high-end dining, and don't mind paying for it, Sarasota. Plenty of people live in Bradenton and spend their weekends in Sarasota — best of both worlds.
